Now That The Tax Credit Has Expired, What do we do?
According to the First American Core logic report:
> During the first thirteen months of the Federal Housing Stimulus programs, home sales and home prices stabilized.
> It is likely that the collective set of federal programs, including the home buyer tax credit, Federal Reserve MBS purchases, and Federal foreclosure prevention programs (HAMP, HARP, HAFA), contributed to the housing market stabilization.
> Under a simulation scenario of extended Federal support, home prices are expected to increase yearover-year by more than 4 percent in February 2011. > Under a simulation scenario of Federal support ending in April 2010, home prices are expected to decline by more than 4 percent year-over-year…
Louisville CO Sales Look Strong for 2010
Wednesday, November 18th, 2009 at 5:43pm. 579 Views, 1 Comments.
Louisville Co is again beginning to see a drop in Supply and a increase in Demand. According to above charts we are showing only 3.5 months of inventory on the market. An interesting Trend is the Average days on market have risen from 60 days to 110. I know what you’re saying "Greg this does not make sense if the market is getting stronger." Actually it does, when a market begins to turn. What we are seeing is Buyers are no longer waiting for the perfect new homes to come on the market. They are beginning to reach into the stagnant inventory and say "hey that house that did not make sense yesterday makes sense today." Soon we will see the lagging inventory also begin to diminish and Louisville, CO looks like it is in for a strong first quarter…

Going green in a brown housing market
Sunday, November 8th, 2009 at 11:01am. 488 Views, 0 Comments.
I am often asked, “I’m thinking of selling my home. How much value is there in making my home green?” There is no precise answer to that question in terms of value when you go to sell your home. But I can tell you that many buyers appreciate the enhancements as a “feel good” reaction when they are considering buying your home. And in this brown (read down) housing market, anything that makes a buyer “feel good” about buying your home is a real plus. So whether you are thinking of selling your home or just want to see some added savings on your utility bill this winter, I strongly encourage you to have an energy audit performed (see the websites below for references) to see where you should focus your $$’s, and take advantage of generous rebates currently…
Affordable housing in Boulder in not an oxymoron!

Don’t think you can afford to by a home in Boulder? You might be surprised to find out that you could qualify for one of the City of Boulder’s Affordable Housing Programs. Homes available to purchase include both new-builds, such as condos and townhomes available in Northfield Commons, Dakota Ridge, and the Peloton, and single-family homes such as Northfield Village. You may also qualify to buy a home that was not previously categorized as an affordable home through the “First Home” program. We just sold one to a client for this particular program. All of the affordable home programs include income caps but are designed for low to moderate income families.
It’s crazy what passes for low to moderate income in Boulder! I guess the City took into account…
Certified Distressed Property Expert

I just finished a wonderful 2 day class to obtain my CDPE certification. This certification enables me to help people that are at risk of foreclosure. Our real estate market in Longmont has been dealing with foreclosures and short sales for some time. A short sale is when a seller must sell their home but owes more than it's worth in today’s market. We, the seller and I, negotiate with the lender to accept less than what is owed on the property to facilitate a closing. This process can be difficult and time consuming and the Seller must provide the lender with financial documentation and show hardship. It is very important that the Seller is willing and able follow through with all the documentation that is required and explains what has changed in their…

Just logged into my email to see a glowing recommendation for Erik in our Longmont office. This is why we sell real estate. Erik Great job!!
Letter Below:
Dir Sir,
I just want to take a few minutes of your time to commend Erik Ingvaldsen on the job he did for me during my home search. I am a first time home buyer and I came into this whole process with a lot of questions and concerns. Erik was a fortunate find and he far exceeded my expectations of what a good realtor is and how useful of a tool they can be. He went out of his way on many occasions to show me properties, explain the home buying process and help me find the right home. I can proudly say I am very satisfied with the property I have chosen and I hope to stay there in the Longmont…
